Job Description

Job Title: Government Relations Executive - Real Estate Experience

Scope of Work:

- Establish and maintain positive relationships with government and regulatory bodies to facilitate all necessary approvals, registrations, and completions for company projects.

Job Duties:

- SPA Registration: Participate in the Sales Purchase Agreement (SPA) registration with the Dubai Land Department (DLD).
- Oqood System: Monitor the “Oqood” system and manage all documentation related to registration, deregistration, and transfers.
- Handover Requests: Approve handover department requests for transferring property to purchasers.
- Ownership Transfer: Complete and submit documents to DLD to ensure smooth ownership transfers.
- No Objection Certificates (NOCs): Apply for and follow up on necessary NOCs from developers.
- Contract Review: Review all contracts before issuance, ensuring smooth implementation in collaboration with legal entities.
- Government Relations: Develop and maintain relationships with governmental entities and clients (e.g., DLD, DM, RERA, DEWA, Trakhees), ensuring their needs and expectations are met in line with company requirements.
- Compliance Matters: Handle all compliance, administration, finance, and queries related to property transactions within the DLD system.
- Contract Conditions: Ensure all special conditions in contracts are fulfilled before the issuance of Title Deeds.
- Property Registration: Register properties and ensure all land-related legalities are properly addressed.
- Project Approvals: Obtain initial approvals for projects, including land use and environmental impact assessments.
- Design Submissions: Submit designs to Dubai Municipality or relevant authorities for preliminary approval.
- NOCs and Certificates: Obtain NOCs from departments such as DEWA and Civil Defence, and secure a completion certificate from Dubai Municipality.
- Regulatory Compliance: Ensure ongoing compliance with local regulations and standards.

Desired Candidate Profile:

- Education: Preferably a Bachelor’s degree in Law or Business Management.
- Experience: Minimum of 5-7 years’ experience in a similar role, with demonstrable skills in the real estate sector, ideally with reputable real estate developers.
- Additional Requirements:
- High exposure to regulatory compliance work.
- Proficiency in Arabic and English (spoken and written).
- Excellent communication skills.
- Valid driving license.
